What does “income-restricted” mean?
Income-restricted apartments offer below-market rents to households that earn under a certain amount. These programs are supported through a mix of housing funding sources, and each sets income guidelines based on your household size. To qualify, your household income must fall at or below the limit for your household size and the unit type.
2026 income limits — Denver County
Limits are set each year by CHFA and HUD based on Area Median Income (AMI). Park Hill Station serves households at the tiers below. To qualify, your total gross household income must be at or below the limit for your household size.
How to apply
1. Complete the application. You can apply online or in person at our leasing office.
2. Prepare your documents. Make sure everything is current and accurate to keep things moving:
Valid government-issued photo ID for adult household members
Proof of income — 4 recent consecutive pay stubs, and any and all other income received (proof of Benefits letter for Social Security, SSDI, SSI, Retirement, Child Support, Self Employment, Unemployment Benefits,...)
Social Security numbers for all Household members
Your signature on our Landlord Reference form — to authorize us to verify your rental history for the last 3 years.
3. Final review. We will review all received documents, and submit to our Compliance Auditor for final approval. If all documents are present, this could take up to 2 days for final approval. If not, additional information is requested.
